Two days ago I was thinking about buying a Miata, and tomorrow I’m looking at a funny looking golf. That’s almost as disappointing. (Not really im still excited, just now I’m thinking about Bluetooth audio, and heated seats. But that makes me feel like such a normy)

That’s a tough one. Sorry to hear that. We’ve had them get sold after one or two days on the market and we were just thinking to get a showing and, nope it’s sold. Now we know better. Gotta jump asap. I’m surprised they took an offer with knowing you guys were scheduled to see it too. But then again, if you get a buyer and they hit your price, might as well lock it up.

The right one will come along and work out. The season is about to open up around here in Michigan, late February and early March, we start seeing houses pop on the market daily. Not sure how your market works, but I’d imagine listings will pick up in the spring for you too. Good luck.

Before we decided to buy the apartment we’re in, I refused a couple times to get into a bidding war. There was a nice apartment on West End Ave., but there was a line of 40 people to see it, so we bailed. No nononononono - not gonna wind up overpaying for a small one bedroom, even if it’s in a building we love .

House shopping is awful and my biggest struggle is containing my wife.

The first apartment I looked at after college was about 280 square feet and had a Murphy bed(I didn’t know this when I arranged to see it). My wife said “you should get it.” Now imagine house shopping with that person.

We already made an offer, did an inspection, and had a bit of a “see”(not quite I told you so) moment. She came home with some napkin math of costs over the next 5 years and we retracted. But we are getting on the same page. And thank god, because an inspection as a lesson is expensive.

However, I’m just so happy to be in MN and not Oregon. Mind you Oregon is not as bad as Seattle. But the affordability of housing in Minnesota is amazing.

Sorry dude. I flipped a house in sacramento, we sold our house then had major cash on had and had to buy a house in like 2 months otherwise I wouldn’t have had a place to live. Talk about stress. It all worked out in the end. We overpaid for a house, but we liked it and liked living there for the next 7 years.

Was there a couple years ago, in a market that was on fire.

The only advice is to not settle because the process is stressful, and don’t buy a home with a crawlspace :)

That blows. My wife and I are gearing up to buy a new place some time this summer and it sucks just seeing houses for sale now that we really like knowing that our house isn’t ready to sell. Having one pulled out from under you when you’re ready has to be really disheartening.

I understand, no problem.

My wife is also more open to certain homes than I am... I’m the guy who only wants these neighborhoods, this square footage, at this price point. She falls in love with homes... I spend more time looking outside than in.

Neighborhood upgrade, house will probably be comparable given the market. I have quickly learned that location is more valuable than the homes themselves around here...

I’m in the industry (property inspector) and honestly, it can be a real kick in the ass. The only thing I can say is the other offer can always fall through, so keep the property on your radar, but another will come along. As I’ve said to friends and clients, you can’t get attached until you’re at the closing table. If you’re in Illinois, and you need an inspector, I’m more than willing to help a fellow Opponaut.
